Abstract

Private conservation easements bring substantial benefits as we seek to preserve for future generations the ecological and natural values of land against the pressures of development. At the same time, the perpetual nature, rigidity, and nonpublic attributes of these interests present challenges for present and future generations. The advantages ofprivate conservation easements can be enhanced by implementing the five principles suggested in this Article that will result in market benefits, increased flexibility, and community participation.
