Abstract
In Utah, there is a need for statutory law precisely defining the rights and responsibilities of landlords and tenants and the procedures by which those rights and responsibilities should be adjudicated. At the present time, the landlord-tenant relationship is governed largely by vague common law principles that provide inadequate guidance to either party. That lack of definition in the law is detrimental to the interests of both landlords and tenants.
